Superior Colorado April & May Market Report
Superior Colorado is a unique suburban community which has a very wide variety of price ranges and types of homes.
From large single family homes in a gated community, to townhomes, condos, and apartments… and pretty much everything in between.
It continues to be attractive to locals looking for a new place to call home, and people relocating from out of the area.
Market prices have held very steady, although I’m noticing some sellers haven’t quite grasped that, while a steady market like Superior is great in this kind of national econmomy, there are still some home sellers who are trying to hit that ‘home run’ and have overpriced, or misprepared their home for the market.

Superor Sold Single Family Homes April 2010 :
Number Sold: 5 (quite a bit less than last month)
Average Sales Price: $506,200 (much higher than March)
Median Sales Price: $477,000 (higher than March, I believe we’re seeing homes in slightly higher price ranges selling, as opposed to the market value making a huge jump)
Average Days On Market: 43
Superior Sold Condos April 2010 :
Number Sold: 2 (one in Saddle Brooke, one in The Summit)
Average Price: $186,450
Median Price: $142,900
Average Days On Market: 67 (about 2/3 the time it took the condos sold to get off the market in March)
I don’t think there are enough condos sold to make these numbers give us a true representation of what the market is doing. When you’re seriously considering a purchase or sale, and ready to determine what the market’s doing, we should look at the particular area of Superior in question and review together the historic sold trends to give you a stronger sense of the market.
