January 2010 Superior CO Real Estate Market Update

Still some good values in Superior, Colorado and there are more lower-priced homes selling right now in the area. The Rock Creek subdivision still has some great values, and while prices have held pretty good, it’s a good time to buy.

Don’t forget! The home buyer tax credit is not just for new home buyers.  If you’re moving, and have lived in your current home at least five of the last eight years, you may also qualify for a tax credit up to $6,500. The deadline to be under contract to purchase is April 30th 2010, and you have to close the sale by June 30th 2010.

Superior Sold Single Family Homes January 2010 :

Number Sold: 9

Average Sales Price: $370,788

Median Sales Price: $297,000

Average Days On Market: 127

Many homes which had been on the market for sale for a while, finally sold in January. The average and median prices look a little low for Superior, because we’re used to seeing most of the sales data reflecting homes sold in Rock Creek. This data includes a couple homes from the Sagamore subdivision, and what I also see is that many homes have been selling in the lower price ranges.

So it’s not necessarily true that home prices have fallen, but more likely that more of the smaller and lower priced homes are the ones getting purchased lately.

Superior Sold Condos January 2010 :

Number Sold: 2

Average Price: $190,000

Median Price: $164,000

Average Days On Market: 74

We’re still seeing condos taking three to four months to sell in Superior. That’s pretty typical historically. The part that jumps out at me is that most of these sold condos are in the Saddle Brooke development. I remember days when you couldn’t give these condos away, figuratively speaking of course, unless it was one with a great view. Now, they’re selling well again.
