Condo Renovation Becomes Great Value for Boulder Real Estate Market

boulder condo livingThe renovation is finally finished for a premier piece of Boulder real estate. We’ve been working on the finished touches on a condo at the Water Street Condominiums for the last few days and it’s ready to go! There are lots of Boulder condos for sale but this one is awesome!

We basically took a condo that had been a rental since the mid 1980’s that hadn’t had any upgrades except carpet and the occasional paint job and gutted it. Out came the beige laminate counters and old cheap cabinets. We yanked the old, contractor-grade lights and faucets. Gone too were the old scratched doors, hardware and window coverings. Heck, we even replaced all the light switches, outlets and plates.boulder condo kitchen

Lookout Renovations was hired after several interviews and estimates as the premier choice to handle all aspects of this complete remodel of a premium condo at 1812 17th St. in downtown Boulder. I though it only fair to my seller to help him do some comparison shopping for a contractor for his own personal comfort level.

We started with a completely new Kitchen including maple cabinets with under cabinet lights, slab granite counters and stainless steel appliances. Replaced the faucets, sinks, lighting and gave it a new tile floor. Fresh Carpeting for the living room and bedroom to maintain a cozy feeling of course.

bathThe bathroom got the same treatment and we even ripped out the old one piece plastic tub/shower insert and put in a real tub with custom ceramic tile surround and tile floors. The counter and cabinet match the kitchen with slab granite and maple.

Keeping in mind that some of our competition is new construction upwards of several hundred thousand dollars, it was important to bring this home up to current buyer expectations of a condo in the heart of the downtown Boulder / Pearl Street Mall area.

One of the special features already here was a huge deck. Yeah, not a balcony but a real 10′ x 12′ deck. Plenty of room for patio furniture, grill and firewood… yep, this home actually has a wood-burning fireplace. Hard to find anymore in the Boulder area and you won’t find it in anything newly built.massive deck

Of course the final touch to get the property ready for marketing was to bring in Jessica Hughes from Ambiance Staging to make the place feel like a home. She has never let me down and always seems to know just the right things to do so that all of our property for sale appeals easily to everyone that comes looking.

boulder condo outsideGiven that a competing unit in the adjacent building just sold recently for $170k we know we’re in great shape. That unit had some minor changes: pergo style laminate floors (even in the bedroom!), whitewash paint over the old contractor-grade oak cabinets and a couple of new faucets is about all the other unit got. Oh yeah, this other unit doesn’t have covered parking and it’s not a top floor unit. (I personally feel that I’d much rather not have someone walking on my head) All in all with almost $40k in outstanding updates, covered parking and the top floor location, I think we’ll be an easy sell at $185k. What do you think?

With the growth and popularity of the downtown boulder area, parking has become somewhat of an issue and even finding street parking can be troublesome but no worries here, the condo comes with assigned off street parking that’s covered and only steps away from the front door.

Lookout did an excellent job for one of my former clients in Lafayette Colorado and they were a natural choice to consider for this project. I first met Brian Cookson from Lookout at the Lafayette project and knew right away from the quality of work I saw that I needed to hold onto Brian’s card for future use. Jody, the project manager, was always on time, delivered what he said he would and always exceeded our expectations.

We’ve got a few minor items to take care of to finish the job and a couple of things that our pre-inspection found which were unrelated to the remodel but Jody’s ‘can do’ attitude and his track record of doing everything he says gives me total assurance that he’ll make sure we get it right. It’s on the market as of tonight when my assistant finishes updating both of our local MLS systems and we’ll get our links and Showcase tools in place as soon as the data propagates.

    Some of the units in these two buildings on 17th Street are rather small, how large is this particular unit? The covered parking is a nice touch that is not very common within a few block radius, and definitely comes in handy on those days with big snowfalls, right?
