The local Boulder Farmer’s Market will once again open for the season on Wednesdays beginning this week.

Boulder Steel Yards Is a Great Downtown Alternative
The Steel Yards is a Boulder real estate development that has, in my opinion, revitalized this eastern part of Boulder and become a highly desirable alternative to downtown Boulder for many condo and town home buyers in our area.
We’ve been into a year or more of resales in this mixed-use neighborhood and prices and sales still remain strong. It’s a concept that’s caught on and worked better here than in many incantations that I’ve seen attempted in other areas. Read more
More Boulder Adverse Possession?
Would you believe that we’re seeing another possible adverse possession case in Boulder again? I’d think that people that own Boulder real estate would have caught on by now and considered doing their homework before fooling around with each other’s property.
The owner of a mobile home park in northeast Boulder put in a fence and it has some people bent out of shape over access to their usual short-cuts through his land. Read more
Green Building Codes For Commercial Boulder Real Estate
The City of Boulder has implemented green building codes on all new homes within the city, and now Boulder officials may be considering the same for commercial buildings. There an immediate tie-in to our local developer, Morgan Creek Ventures and their project, The Walnut.
The Walnut and Morgan Creek Ventures are already ahead of the game in some respects as they haven’t waited for the city to impose standards but rather, they’ve set some of their own. Read more
Boulder Adverse Possession Land Grab Saga Continues
In an interesting turn of events, the hot topic of a recent case of adverse possession in South Boulder may appear to be a fabricated land-grab after all.
Boulder County District Court Judge James C. Klein may have an opportunity to review the case again. I’ve heard through local media sources that Don and Susie Kirlin have suggested Richard McLean and Edith Stevens may have systematically orchestrated a plan to take advantage of Colorado’s Adverse Possession laws so that they could take the Kirlin’s land from them. How Do I Find Green Built Boulder Real Estate?
So you’re thinking about buying Boulder real estate and you want something built green?
The question is where to start and how to determine if what you’re considering buying is really ‘green’ or just some “green-washer’s” misrepresentation.
There are many local Boulder developers and architects that are focused on green building techniques and practices. When choosing an architect or builder for your new home, or when reviewing many of the Boulder condos Read more

C.U. Boulder May Pay For Your Bus Ride
A student at C.U. is trying to get the university to increase fees to all students by $2.10 per student per year, in an effort to subsidize the H.O.P. route so that everyone can ride for free.
Students themselves already ride all the RTD bus routes for free in that they have a mandatory fee of just over $50 per semester to cover their use of the buses.
The HOP route connects downtown, twenty ninth street, and the C.U. Campus. The student pushing for the change lives on the route and frequently sees Read more
Boulder Community Foundation Grants $
I joined the Boulder County Community Foundation as a volunteer about a year ago and agreed to give some of my time to work on one of the committees to help process grant requests for the 2007 Community Trust Grant Cycle.
What struck me the most was that there’s not nearly enough money coming in to fully fund all of the grant requests. It was a disturbing part of the process and it made for some very tough decisions for our committee, and I’m sure all of the committee members, volunteering to assist with the Community Trust Grant Cycle. Boulder Loses Classic Classroom Building
The Sibell Wolle Fine Arts building on the CU campus is a thing of the past. With many other Boulder real estate construction projects bringing in new great things to Boulder, the CU project is not to be outdone.
The almost 100 year old building is coming down to make way for the new 170,000 square foot Visual Arts Complex which is scheduled to open in the ‘09-’10 school year. By the time you’re reading this, the old Sibell Wolle building should be gone.
The building was named after Muriel Sibell Wolle Read more
Markel Homes’ Dakota Ridge Village
Markel Homes Construction Company is a good example of a high quality home builder in Boulder, CO. In fact, one of their projects really stands out to me at Dakota Ridge Village and you better get busy soon if you want to own one of their new homes as they’re getting ready to finish up the project with just a few home-sites left.
They don’t come cheaply. I’m told that homes along Dakota just west of 5th are listed for around $1.2 to $1.4 million. The Markel website shows that there are homes to be had on Denver Street and 5th Street for the mid $700’s up to just shy of $1 million. Appreciation has been good for the last few years Read more
150 Years of Boulder History
Boulder, CO is about to celebrate its 150th year as a city in 2009. The last time Boulder celebrated this big it was 1959 and Alaska had just become the 49th state. Boulder has many unique landmarks and highlights since the mid-1800’s.
Planning is now under way for the sesquicentennial celebration. Boulder’s early days started as a mining supply camp for regional mining endeavors throughout the suburban foothills west of Boulder.
Earlier celebrations in 1909 and again in 1959 included a parade down the center of town on Pearl Street. Now that Pearl St. is a pedestrian mall, the plans will have to change. Read more
Boulder County Approves Green Building Code Draft
Tuesday evening the Boulder County Commissioners gave official approval to a draft which may put in place new building codes that focus on green building. This may also force larger homes in unincorporated Boulder County to have on-site renewable energy systems.
Commisioners will Toor, Ben Pearlman and Cincy Domenico approved BuildSmart which allows the Boulder County Land Use Department to write new building codes. If the commissioners bring them back in April for final approval, the draft could become official.
As green building topics and information becomes more mainstream, I think it becomes increasingly ‘on-topic’ for us in Boulder and that’s why Read more

Boulder Icon To Close; Boulder Realtors Distraught
Tom’s Tavern, one of Boulder’s oldest restaurants, will close on Saturday, Dec. 22. Boulder Realtors and other locals have enjoyed Tom’s as one of the best places to get a true tavern-style burger for decades.
Blurb from the BCBR:

From Cycling to Architecture, Face of Boulder Real Estate keeps changing.
The former site of Cycles of Boulder on Folsom was a place I spent many Saturdays getting ready for a weekend pleasure ride or gearing up for a Sunday race day on my Honda Interceptor and later my CBR 600. Yep, that was a long time ago and if you’re a sport bike enthusiast living in Boulder , you may know just how long ago it was!
Years ago, Cycles of Boulder moved out east to the current Colorado Powersports location in east Boulder on 55th. As the face of Boulder real estate keeps changing, Read more
U.S. 36 Corridor vs. Boulder Real Estate Market
The Boulder paper had an article about Hwy 36 that seemed pertinent to the Boulder real estate market situation and so I’m reproducing parts of it here because it talks about some important changes that took place a little over a year ago.
Interesting to see what’s happening now and measure it against the observations made by Chris Avery in his Daily Camera article. I’ll be looking for some comparisons so let me know if you see something worthwhile. How much of this has come to completion and how’s it affected our local Boulder real estate situation? Read more
Boulder Naked Pumpkin Run
What would you think if you saw a person running through the streets naked with a pumpkin on their head? Actually, it should be called the naked jack-o-lantern run since I don’t think the pumpkin head would work too well as a helmet without being carved into a jack-o-lantern.
The Boulder-born halloween event has spread throughout the country now to places like Seattle, Phoenix and Bloomington (Indiana).

Is Downtown Boulder Really Worth It?
I remember an article from the Boulder Daily Camera a few weeks ago about this topic and since we have a condo for sale in downtown Boulder, this issue keeps rattling around in my head.

Owners of Boulder Real Estate May Pay More For H20

Commercial Boulder Real Estate Gets Us Out Of The Heat
It’s my daughter’s 9th birthday so we jump in the car and scoot in to Boulder to catch a movie at the new 29th Street in Boulder and grab some grub since some novice with a backhoe cut off electricity to many of the homes in our neighborhood. Some people don’t think the Boulder Valley real estate market is all that “hot” but I’m telling you, in my neighborhood it was hot as hell yesterday with no A/C.
