Boulder Real Estate Market Update September 2009

Ideal Market Boulder ColoradoBoulder Real Estate is even more of a great investment these days.

The numbers I’ve been seeing tell us that Boulder and the surrounding communities are doing well, and even former HUD Secretary, Henry Cisneros says Boulder is on the leading edge of the upswing in housing markets in the US.

Boulder Sold Single Family Homes September 2009 :

Number Sold: 51

Total Homes For Sale (inventory): 497

Average Sales Price: $635,088

Median Sales Price: $518,000

Average Days On Market: 117

The Boulder county market is flourishing, and the number of homes sold, based on traffic in my RE/MAX office is up about 60 percent from what it was last year at this time.

I’m still bullish on the local real estate and I see increased sales activity in a typically slower time of year, and in price ranges below $1 million, prices holding on strong.

Boulder Sold Condos September 2009 :

Number Sold: 45

Total Homes For Sale (inventory): 426

Average Price: $279,787

Median Price: $255,900

Average Days On Market: 83

Condos are selling a little more quickly than they were in August. Average price and also median price of sold condos is up compared to August 2009.
