boulder real estate in Hilcrest neighborhoodBoulder Real Estate is still a great investment. Thinking Boulder county, but not specifically Boulder real estate?

Want to build your own home on a great build-able lot?

Maybe this  Louisville real estate for sale is more to your liking. This building lot near the coal creek trail and Louisville Community Park is a great opportunity to build your dream home if you’re not inclined to buy a pre-owned home.

August was a busy month in our office, and I’ve been hearing from many real estate industry professionals, from lenders, and appraisers to fellow Realtors that they’ve also seen increased activity in their business.

I hate to sound too redundant, but the local Boulder market has been somewhat insulated from the national downtrend reported by most media lately. Now, here’s the recent statistics for Boulder:

Call, text, or email me today! …especially if you’re ready to talk about selling your home, buying a new home, or know someone that is moving!

Boulder Sold Single Family Homes August 2009 :

Number Sold: 57

Total Homes For Sale (inventory): 500

Average Sales Price: $636.253

Median Sales Price: $505,000

Average Days On Market: 95

Call, text, or email me and I’ll answer more of your questions and help clarify why this kind of market makes selling a smaller, less-expensive home to ‘trade up’ to a larger more expensive home works extremely well in a sluggish or flat market. While Boulder isn’t booming, per se, it isn’t bust either. I’m bullish on the local real estate market for many reasons, but mostly it’s that I see continued activity, and in most ranges, prices holding on strong.

Boulder Sold Condos August 2009 :

Number Sold: 55

Total Homes For Sale (inventory): 419

Average Price: $251,766

Median Price: $229,000

Average Days On Market: 90
