Boulder Real Estate Jan Market Update

copy-of-dsc_0068Here’s your Boulder real estate market update, with the most recent statistics, and also the previous year’s info.

You have the January 2009 report  and some comparison data from January 2008 (parenthetic data is 2008).

I thought it made sense to outline this for January instead of waiting until the end of the first quarter.

With all the talk about the economy, changing real estate prices, amazingly low interest rates, and general confusion about what’s happening locally, as compared to the rest of the nation we needed to have a look at the real numbers.

Here’s what’s been cookin’ in Boulder real estate so far this year.

Sold Single Family Homes:

Number Sold:19 (40)

Average Price: $801,212 (685,502)

Median Price: $637,500 (585,000)

Average Days On Market: 157 (132)

Sold Condos:

Number Sold: 12 (29)

Average Price: $395,247 (421,299)

Median Price: $299,000 (305,000)

Average Days On Market: 269 (182)

So we can see that the market is strong in terms of price if we look at sold homes in January 2009 versus 2008. What’s interesting is that prices are actually up. but only about half as many homes sold this January compared to January 2008. Took a little bit longer to git er done though.

Then we have Boulder condos on the other hand. whether you like average price or median price as your measuring stick, prices are down. We can also see a very drastic increase in market time (that’s no good) and a pretty significant decrease in number of condos sold.

kitchen1_500With over 400 condos on the market for sale in Boulder right now. I’m pretty stoked that we put together a sale for my clients on the Walnut condo that closed in mid January this year. Being one of 12 sold from a pool of 400+? I can live with that. How about you?
