Boulder Neighborhood Pine Brook Hills

Pine Brook Hills is an unincorporated mountain community near Boulder which is located west to north west of Boulder and includes about 400 homes situated in the foothills on the lower part of the Front Range of the Colorado Rockies.

Pine Brook Hills is, among other things, known for its very close location to Broadway, North Boulder, and quite easy access to downtown Boulder. The entrance to the suburban foothills mountain community begins one mile west of N. Broadway via Linden Drive. Views are plentiful and they vary from the eastern plains, lakes, and some peek-a-boo urban city lights views, to the western snow-laden back range and Continental Divide. Many residents enjoy their own unique hillside settings with a narrow forested valley views.

Initially, construction started in about 1962, and unbelievably there are still build-able lots, so construction continues today!

With the current economy, we’re also seeing many homes being sold for very reasonable prices and there is a large amount of remodeling going on in many of the older homes.

Prices have held on generally well in the city of Boulder, and the suburban foothills have remained somewhat flat, if not down a bit.

As of this publication, interest rates are phenomenally low, prices are somewhat down in the foothills, and fairly long market times (the time on the market from when a home is first for sale, until it is sold), I’d call this a perfect time to buy, as it is strongly leaning towards a buyers market, if not firmly entrenched in such a market.

Due in part to its own district water supply, natural gas, and an excellent volunteer fire department, the market demand for Pine Brook Hills real estate remains strong as compared to other neighboring foothills communities.
