Boulder March 2010 Real Estate Market Update


The most interesting data to me right now is the recent trend upward in the median price of sold homes in Boulder. I’ll also report sold data on Boulder condos below.

The chart linked at the bottom of the page shows the data for the median price of sold homes for the last 6 months, on a week to week basis. The upward indicator of basically nine straight weeks of upward trend is significant.

This includes all price ranges, as reports in the local MLS (IRES) for the city of Boulder, single family homes. Mid march we saw a spike, and then a slight drop the next week, but then a steady climb up each week since and through last week.

If you’re one of those that put off taking action there are still great values though. While the homebuyer tax credit has expired, as of this publication date, the median price of sold homes over the last six months is steady, so you’re in a great position if now’s the right time for you to buy.

Number Sold: 53

Average Sales Price: $541,486

Median Sales Price: $505,000

Average Days On Market: 97

Boulder Sold Condos March 2010 :

Number Sold: 73

Average Price: $297,505

Median Price: $266,000

Average Days On Market: 176
