Third Quarter Market Update Boulder Colorado

The Boulder real estate market is very active, and here’s a report on how things look for the third quarter of 2011, versus the third quarter of this year.

I’m a little surprised at the single-family home market, and encouraged by the activity and numbers in the condo portion of the market.

Boulder Sold Single Family Homes Q3 2011:

Number Sold: 181

Average Sales Price: $655,330

Median Sales Price: $539,000

Average Days On Market: 116

Here’s the statistics for Q3 2010:

154 sold, ADOM 87, Average price: $635,815, median price: $538,750

The surprise here is that when we compare these two quarters, single family homes aren’t moving as strongly as condos and townhomes (attached ).

Look for my upcoming comparison of 2010 vs YTD 2011. That may provide a different look at the true trend.

Boulder Sold Condos Q3 2011 :

Number Sold: 190

Average Price: $275,826

Median Price: $230,706

Average Days On Market: 152

Compare this data with the 3rd quarter of 2010:

145 sold, ADOM 143, Avg price: $278,052, median price: $225,000

The sky is not falling, with these numbers, it confirms we’re on the upswing.
