Superior Real Estate Market Update July 2009

calmante-condoSuperior real estate is still pretty stable. There’s not a lot of change in the market in terms of either median or average price. A few adjustments but with one price measurement up, and the other down, roughly the same number of homes sold and virtually identical average days on the market, I call that an ‘even’ real estate marketplace right now.

Thinking that either or Superior might work for you but want a custom home of your own?  Maybe this  Louisville real estate for sale is more to your liking. This building lot near the coal creek trail and Louisville Community Park is a great opportunity to build your dream home if you’re not inclined to buy a pre-owned home.

My sense is that we’ll see a generally stable market through the next few months. Now, here’s the recent statistics:

Superior Sold Single Family Homes July 2009 :

Number Sold: 14 (19)

Total Homes For Sale (inventory): 52

Average Sales Price: $456,617 ($475,047)

Median Sales Price: $469,400 ($439,000)

Average Days On Market: 67 (64)

The number that jumps out at me is 52. That’s the number of single family homes for sale in Superior. 48 of those are in the ‘local’ multiple listing service system. Four of them are in the Denver-based MLS system. Once in a while we get a bank-owned or other situation where a ‘non-local’ agent will put a home up for sale in the Superior area and not use the local system.

The big news though is that although it’s a good time bo buy because prices aren’t up substantially, it’s a ‘low inventory’ situation. In previous years I’m used to seeing upwards of 65 to 75 homes for sale in the active home buying / home selling time of year.

I want to share an interesting thought about moving up to a bigger house. If you’re moving up, that is, thinking you need a larger house (which usually translates into more expensive), please understand that now is a great time to make this kind of move. Financially a slightly down or flat market is the best time to do this. Many people miss this kind of opportunity.

Number Sold: 8 (4)

Total Homes For Sale (inventory): 20

Average Price: $206.562 ($228.775)

Median Price: $217,000 ($153,600)

Average Days On Market: 97 (98)

Looks like number of sold units is up, which is refreshing to see a change in that direction. Average price of sold homes is down. but what I notice is that the 2008 numbers reflect three smaller units sold at Saddle Brooke, and then one unit up in The Ridge which was one of the new construction units.

Those were a puzzling product to me. I toured them when they were nearing completion and while they were a little more upscale in terms of fit and finish than their older counterparts in The Ridge, they sit down behind the dam which holds back a large pond. In a relatively tight or ‘flat’ market, these units sold quickly and at relatively high prices.

The 2009 condo sales in Rock Creek are more of a balance between The Summit up on Rock Creek Circle and Saddle Brooke.
