Superior Real Estate Market Update February 2010

Real estate in Superior Colorado seem to still be a good investment. From the latest statistics and our observations, Superior’s market has held reasonably steady value-wise, and with ConocoPhillips and other employers adding jobs to the local economy, I anticipate an upturn in sales prices and values during the next few years.

Remember that the home buyer tax credit is not just for new home buyers.  If you’re moving, and have lived in your current home at least five of the last eight years, you may also qualify for a tax credit up to $6,500. The deadline to be under contract to purchase is April 30th 2010, and you have to close the sale by June 30th 2010.

Superior Sold Single Family Homes February 2010 :

Number Sold: 3

Average Sales Price: $416’266

Median Sales Price: $410,300

Average Days On Market: 59

Great market for sellers. Average days on the market is really low, and not too much competition with only a few homes for sale as compared to previous months/years.

Superior Sold Condos February 2010 :

Number Sold: 5

Average Price: $207,500

Median Price: $191,000

Average Days On Market: 116

We’re still seeing condos taking three to four months to sell in Superior. That’s pretty typical historically. The part that jumps out at me is that most of these sold condos are in the Saddle Brooke development. I remember days when you couldn’t give these condos away, figuratively speaking of course, unless it was one with a great view. Now, they’re selling well again.
