Superior Colorado Real Estate Market Up 6.3%

Wondering what the real estate market is doing in Superior, Colorado? Well, according to the data I pulled on sold homes over the last three years, the median price of sold, single-family homes is up 6.3%.

The Rock Creek Subdivision, which is the bulk of the residential volume in Superior continues to be a solid real estate marketplace, so don’t be fooled by the negative ‘chicken little’ messages you may be seeing in the national media.

Here’s some more info on the Superior Colorado Marketplace:

As of last week, when I produced the video in this post, there were just under 50 homes for sale in Superior. That does not include the homes already under contract, and due to close the sale soon. Of the 8 for sale in the Sagamore neighborhood west of Target, two are already under contract, with an average days on the market (ADOM) of 171 days, and a median price of about $275,000.

In the Rock Creek subdivision, there were 47 homes for sale, and six of those are under contract with a buyer. The average days on the market of homes currently for sale in Rock Creek is 82, and the median price of those for sale is approximately $470,000.

One of the homes featured in the video is at 3001 N Torreys Peak. This Superior home for sale is a James model, one of the more popular home models in the area. There are seven homes of the 41 for sale in Rock Creek which are roughly similar in size, and only one of them is a James model. That other home is a version of the James without the characteristic ‘James’ front porch which most buyers seem to love, and its asking price is about $550,000. The home at 3001 N Torreys Peak is priced currently at $525k.

If you’re wondering about sold home data on the James model, there were two that show up in our system which sold since January 1, 2010. The first one sold on 4/22/10 for $560,000; and the second James sold this year on 7/22/10 for $595,000. I’d say that makes this one on Torreys Peak quite a value.
