River Cliff Condos In Lyons

river-cliff.jpgIf the prices of Boulder condos are getting you down and you’re looking for something a little off the beaten path, but you don’t want to trek eastward, River Cliff in Lyons, CO may be a great alternative.

The units in this project, nestled along the North St Vrain river start in the mid $300’s. The River Cliff project includes foothills views and a courtyard leading over to the river. It’s within waling distance to central Lyons and all the shopping, entertaining and dining Lyons has to offer.

I’ve known many people to live in the Lyons area or even further such as riverside drive / Raymond or even up near Allenspark who commuted to work in the Boulder area. In that sense, this might be a great alternative for folks who want a more serene setting than some of the hustle and bustle of central Boulder. Or, for that matter, the high prices that many less sophisticated projects in Boulder have to offer.

If you’re an outdoor enthusiast, and how many of you aren’t… this may be attractive to you due to the location adjacent to Hall and Heil Ranch open space.

They have models open most weekends (most builders do this from about 11am – 5pm on weekends) so it’s easy to check out any new home project. There are a few house-hunting tips to consider when you include new home construction.
If you think you’ll not want to be at the mercy of a builder’s real estate agent, and you might want your own representation, remember to take your Realtor with you on that first visit. YOUR Realtor can earn a commission paid by the builder/seller even though they work for you and your interests. But… in most cases, you need to be sure that your Realtor is with you on the FIRST visit.

The info I have on River Cliff says that their homes will include granite counters, hardwood floors, crown molding and attached garages. Not bad, but I’d like to see more info on final unit size. You can check out floorplans and read all their project advertising copy at their website before you go look in person.

Give me a call if you’d like to check this one out with Realtor representation (or take your own if you already have one).
