Q1 Market Update Boulder Colorado Economy

The Economy in Boulder, Colorado has been consistently strong, jobs are on the rise, and people are optimistic about the future. The Boulder economic forecast looks very promising.

Let’s take a look at the sales data, and give you an inside look at the real estate market for the first quarter of 2011. (I know, a bit late on this as I usually get these kind of reports out closer to the end of the quarter. It’s been a very active and busy market overall in Boulder county, so our hands have been full).

Boulder Sold Single Family Homes Q1 2011:

Number Sold: 94

Average Sales Price: $ 711,036

Median Sales Price: $ 550,000

Average Days On Market: 128

(both the median and average price of sold homes in Q1 2011 is up from the median and average reported sold home prices for the combined Q3 and Q4 periods of 2010)

Boulder Sold Condos Q1 2011 :

Number Sold: 99

Average Price: $ 314,386

Median Price: $ 235,000

(ab0ut the same as Q3 and Q4 combined in 2010 for median and average prices)

Average Days On Market: 154

more homes sold in the first quarter of 2011 than in the last half of the year in 2010. The volume of sold homes is up substantially.

Boulder Sold Single Family Homes July – December 2010 :

Number Sold: 268

Average Sales Price: $ 640,561

Median Sales Price: $ 530,000

Average Days On Market: 110 (this goes up considerably when you get up into the higher price ranges)

Several homes I’ve shown to buyers in Boulder recently in the $1 million to about $1,800,000 price ranges have market times upwards of 200 to 300 days. Do you suppose they’re overpriced, or is there simply a smaller pool of buyers in this range?

Average Price: $ 312,727

Median Price: $ 239,000

Average Days On Market: 152
