New Loans For Boulder Real Estate

Looking at Boulder real estate and need a new loan? One thing to keep in mind is that many of the loans these days are FHA loans. The good news, at least for now, is that the loan limits are still a little higher for Boulder.

Although not as high as we’d like, at $470,000, this provides a little better opportunity for buyers than it might otherwise. Some areas have a $417,000 FHA loan limit.

When you think you’re ready, here are the typical things you’ll want to have together and ready to share with a lender to get loan approval started:

  • Most recent two months pay stubs
  • Most recent two year’s W2’s (or most recent two years tax returns if you are self employed)
  • Most recent two months statement on the following accounts: checking, savings, retirement, stocks, etc. including all pages and account numbers.
  • The name and contact info of your insurance agent who handles your hazard insurance.
  • Any official paperwork if it applies to you covering military service/discharge, divorce, separation, and child support arrangements.

If you get these things together ahead of time, you’ll be able to move along smoothly when you start working with a lender to get pre approved for a home loan.
