New Boulder Real Estate Development Near CU

I recently learned that there’s a new development in Boulder planned for the area near the planned $7 million pedestrian underpass at Broadway and Euclid in Boulder.

This underpass should help with all the traffic congestion, confusion, accidents and injuries which have plagued the area for decades.

The new project is estimated to include 39 living units, which the developer hopes will attract CU faculty and staff, as opposed to students, but it’s likely to be a mix given the proximity to campus.

The area of the proposed project extends from Broadway on the eastern border to Aurora Ave on the western edge, with 17th st and an alley between another parcel which borders 18th st on the north and south respectively.

The entire area includes approximately 64,000 square feet of real estate, in an extremely prime location for anything serving people associated with the university.

Currently there are two large buildings on the property, one facing Broadway, at 955 Broadway. This building, according to county records, is owned by the Colorado Acacia Fraternity House. The building was built in 1933, has about 27 rooms, and what appears to have been, at one time, a fairly nice lawn and grounds.

The other building, at 1715 Aurora Ave, also looks like it’s seen some better days, although it too has a nice lawn area, and some off-street parking. This building was built in 1952, and county records show it’s owned by the Beta Kappa Association.

Neither of these old structures give the impression from the street that they’re worth saving, when compared to the opportunity to update this piece of real estate for such a higher use, with a modern structure including amenities parking for 100 bikes, storage lockers in the basement, a quiet study on the lower level and such great access to campus via the new underpass.

I imagine more details will come, and the local fraternity will likely benefit from the proposed three new buildings.
