Market Update Louisville Colorado April 2010

Louisville real estate market activity has improved in the last month or so.

Single family homes have sold much more quickly, and about twice as many sold in April as in March.

We went over to Louisville’s Community Park last weekend with the kids and a couple of their friends, and I was amazed at how popular and well-used the park is on the weekends.

There was an ad hoc softball game, a men’s soccer game, a birthday party in the pavilion, an old guy playing horse shoes, bocce ball, kites flying, and lots of kids all over the playground.

We walked up into downtown (about 3 blocks) to get italian ices and gelato, which was a nice treat on a warm spring day, and then back to the park for a couple more hours. No wonder Louisville is so coveted and homes sell there so quickly for top dollar.

Number Sold: 26

Average Sales Price: $402,105

Median Sales Price: $370,000

Average Days On Market: 58

Louisville Sold Condos March 2010 :

Number Sold: 6

Average Price: $207,966

Median Price: $192,000

Average Days On Market: 92

time on the market for Louisville condos has dropped significantly in April compared to March, so that’s a great sign of the market activity picking up, and both median and average prices are up slightly as well.
