Market Comparison Boulder Real Estate 2010 / 2011
It’s interesting to see the average and median prices hovering where they are, considering the general lack of inventory (homes for sale) within these price ranges.
You may be surprised at what we have here, and the trend in the data comparing this year and last year.

Boulder Sold Single Family Homes Calendar Year 2010:
Number Sold: 619
Median Sales Price: $581,000
Boulder Sold Single Family Homes YTD (late Oct) 2011:
Number Sold: approximately 492 (This puts us on pace for about 650+ single family homes sold by end of 2011)
Median Sales Price: approximately $542,000
Boulder Sold Condos Calendar Year 2010:
Number Sold: 581
Median Sales Price: $255,000
Boulder Sold Condos YTD (late Oct) 2011:
Number Sold: approximately 745 (This puts us on pace for about 990 to 1000 sold condos by the end of the year this year)
Median Sales Price: approximately $247,000
Okay, this is pretty interesting. the median price of condos and single family homes seems to be down slightly. That’s SOLD homes, not necessarily values dropping, but rather I think it’s a reflection of people becoming more fiscally conservative, and making purchases in lower price ranges.
What’s still showing up is the trend towards many more sales… higher sales volume… just a touch higher if my projections are correct, and tremendously higher sales volume (number of homes sold) in Condos/Townhomes. We’re already outpacing 2010 as of the end of the 3rd quarter 2011, and on track to hit a number that’s almost double the number of sold condos in 2010 by the end of 2011.
