Louisville Real Estate Market Update Nov 2008

Okay, here’s your update on what’s up with Lousville real estate. These are the statistics on what’s sold in November 2008.

Below you’ll see the data on sold homes and condos (remember, ‘condos’ includes all ‘attached’ units, so don’t try to separate out ‘town-houses’ etc from this group) in the City of Louisville, and there’s also some more info; such as how long homes are taking to sell, average and median prices, and the total number of homes sold.

Here are your stats for sold Louisville, CO real estate in November:

Sold Single Family Homes:

Number Sold: 5

Average Price: $381,500

Median Price: $365,000

Average Days On Market: 37

Hmmm… not many sold, but whoa, the pace has picked up since last month. Just goes to prove that buyers and sellers mean business, and aren’t pussy-footing around this time of year.

Sold Condos:

Number Sold: 4

Average Price: $234,125

Median Price: $212,000

Average Days On Market: 191

When you compare this to ADOM of single family homes, I’d say it looks like a tough market for condos. 191 days is a bit long for most sellers.
