Louisville Colorado Sam’s Club Redevelopment

Finally we are hearing that the Louisville, Colorado Sam’s Club building may not sit vacant much longer.

Recent news indicates that a local group of investors has purchased the building on McCaslin Blvd. and plans on getting some new retail business in there once again.

Sam’s Club closed about four years ago, and it’s sat empty every since.

Many local retail locations around the area including spots in Louisville (especially in the Centennial Valley area), Superior (around the Costco/Whole Foods locations), and Broomfield (especially the outer lying areas near Flatiron Crossing Mall) have seen businesses leave, only to be fairly quickly replaced by a new entity.

Even with a strong local economy, some locations have not faired very well.

The trend seems to be uncertain. Over the last few years we’ve seen some major chains close such as Jack In The Box, Arby’s, Denny’s and years ago the Big Bowl.

Locally owned outfits including a breakfast place, a sports bar, several Asian concept restaurants, an Italian place, a pizza place, and a couple of coffee shops have come in and out of the area.

I suppose the overall upside to this is that just about as quickly as some leave others arrive.

A lot of the recent activity has been on the Louisville side of McCaslin Blvd. to the north of Hwy 36 including the redevelopment of an old State Farm claim center which includes a Starbucks, a BBQ place, and several other retail businesses that seem to be doing okay.

The first use for the Sam’s Club building will apparently be a temporary use by Low Cost Office Furniture until a long-term tenant is secured. The new owners want to fill the space with a single tenant, and don’t plan on razing the building.
