Fewer Homes For Sale Changes Market

The local housing market in Boulder County and the city of Boulder is still tight.

This means that the number of homes for sale in our area is still low, and what I’m continuing to see is that homes are going under contract with buyers in just a few days, sometimes with multiple offers.

This is causing buyers to compete with each other on any given home they want to buy. On recent outings, especially on the weekend, when many buyers are out looking, I’ve seen multiple agents showing the same home with their buyer clients.

The quantity of single-family detached homes for sale in Boulder and Longmont in February went down by about twenty percent, & 33 percent respectively compared to February a year ago.

In Boulder, the number of detached single-family homes for sale went down from 196 a year ago to 156 in February of 2014. The number of detached single-family homes sold in Boulder year-to-date has gone down from a total of 72 last year to 68 as of March 10th 2014. Median sale price so far for Boulder, has been $630,000 versus $657,250 for the same timeframe a year ago.

Some would say that prices are down, but I don’t see that trend. Actually I think it’s another spate of buyers simply spending a touch less money. Appraisals of comparable homes and a brief analysis of sold homes indicates that values are actually going up by as much as 12% to 18%, depending on the specific neighborhood.
