December Boulder Real Estate Market Wrap-Up

The December 2007 Boulder real estate market statistics show that 49 single family homes sold in that time period between 12/1/7 and 12/31/7. Given the holidays and many people vacationing, the couple of snow storms and all that, not too shabby. Remember though, most of these probably were under contract sometime in November.

Here’s the rough break-down:

Average Price: $641,630 ADOM: 96 Total Homes Sold: 49

Final list price $ 299,000 sold with a consideration of $6800. This usually means something like the seller agreed to pay buyer’s closing costs in the amount of $6800 or some other concession that effectively reduces the net amount to the seller. This home took 156 days to get an offer acceptable to the seller and a total of 180 days to close. Don’t combine those numbers, that’s a little less that 30 days once they had a contract signed.

Final list price $1,475,000 included an offer to both the buyers and the buyer’s broker of one week in the USVI on St. Thomas. 80 days to offer and 30 more to close with a total market time of 110 days.
