Dec 2009 Superior CO Market Update

Superior Colorado real estate is holding pretty steady, and homes that are prepared well, in good shape, and marketed properly are selling in a very reasonable amount of time, particularly for this time of year.

Don’t forget, the home buyer tax credit is not just for new home buyers!  If you already own a home, and are selling your primary residence to move into a new home, you may qualify for up to $6500 in tax credits. Your deadline to to qualify is you need to be under contract to purchase by April 30th 2010, and you will have to close before June 30th 2010.

Interest rates continue to be at record lows, more jobs are coming to the area, and inventory levels (homes for sale today) are reasonably good.

Here are your statistics for sold Superior real estate in December of 2009:

Superior Sold Single Family Homes December 2009 :

Number Sold: 3

Average Sales Price: $369,833

Median Sales Price: $365,000

Average Days On Market: 127

With about 30 homes for sale, at an average price of about $470,000; it may seem a bit like a seller’s market (not too much competition / low inventory levels for the area) The average days on the market for these homes for sale is holding at about 70 days.

Superior Sold Condos December 2009 :

Number Sold: 2

Average Price: $383,061

Median Price: $226,000

Average Days On Market: 106

Something important to take away from this data is that, with only two homes sold, the averaged numbers aren’t as meaningful. Especially because one of these homes isn’t a highly representative of the overall number of attached homes (condos) in Superior.

At $540,000, the Calmante sold home skews the numbers somewhat as compared to the condo sold in the Summit.
