Boulder Sales Trends

sales-trends-0729091Have you thought that it might be handy to have a chart to look at so you can review the sales trends for Boulder real estate.

Well, here it is! Just click on the image for a larger view.

I don’t have a lot of dialog for you today, just wanted to share with you a couple of visuals to let you see what’s been going on in the Boulder real estate market, but in a slightly different way for my visual friends like you.

You can see here that we’re selling about half as many homes in Boulder as we were in 2006 and 2007. That’s a pretty significant difference. Now, I’ve also written about the pricing trends, and you’ll still get those reports because I want you to really know what’s going on, and I think the final analysis, when we watch appreciation and sold prices it will leave you feeling a little more optimistic about our local market.

boulder-sales-trends-072909One of the more interesting things though is not just the numbers of sold homes, but the comparison of homes for sale versus homes sold.

Here we have a chart showing that as a percentage. I think this is another useful way to understand what’s going on in the local marketplace. The unfortunate news for sellers is that there are too many homes on the market for sale right now, at least if we compare to previous years.

Take a look at June 2007 when we had over 27% of the homes for sale that month get sold. Now look at June 2009. 11.53% is a very different number. Did anyone say it’s a good time to buy? You’re darn right it is. Especially in the higher price ranges. On a recent outing with buyers in the mid $1 million to mid $2 million price range, I found sellers ready to negotiate and get their property sold now.
