Boulder Real Estate Price Trends

assessor_logoThere are two things that keep coming up when talking about Boulder real estate these days. One of them is the question of price trends, and the other is property tax valuations issued recently.
I’ve also been asked that ‘crystal ball’ question about local Boulder real estate prices. It seems like whether it’s single family homes or Boulder Condos, the trend seems to be towards stability in prices.
Boulder condos are a little softer than single family homes, in that price appreciation isn’t as robust for condos.
Having said all that, there is a way to at least estimate the direction of prices in any market.

If you want to get a sense of future pricing, one way is to take a look at the current inventory levels (homes for sale) in your area, and then determine what the saturation rate is for that inventory.

In other words, how many month’s supply of houses for sale are there? This is a pretty good guideline to determine if you have a balanced market (five to six months of inventory).

If there’s only one or two month’s worth of inventory, then it’s likely that buyers will aggressively pursue the few homes that are for sale, driving prices up. We’ll typically see double digit appreciation in that kind of a market, and this is often referred to as a “Seller’s Market”.

As you might have already guessed, if we have seven to eight month’s of inventory (or more), there’s an over abundance of supply relative to the demand from buyers, and this will result in a low appreciation rate — what we typically call a “buyer’s market”.

I’ll give you some examples soon, including data on what these saturation rates look like for our Boulder market, and if you’d like, some of the surrounding areas.
