Boulder Real Estate Market Update April 2010

The median price of sold homes in Boulder is up just a small bit, but the average price of sold homes, when comparing April 2010 versus March 2010 is significant.

What is encouraging about this is that this uptick in the average price suggests that the higher end market is improving. If you’ve been thinking of selling a home which might be priced in the upper range of the market, you may want to take a close look at what’s going on as it may become a good market for you to sell.

One example of a fine home in the upper price range, and certainly very high quality category, is the home featured at 1435 Sunset Blvd, and showcased in this photo . It even includes an indoor waterfall!

The  data on Boulder condos below shows that the market time for condos is about the same, and just a few more sold in April than in March. No big changes there.

Both Median and Average prices of sold Boulder condos is up slightly. The details are below.

The number of homes sold is up slightly from March, and the market time (average days on market, or ADOM) is up by just a few days. Nothing too significant.

Number Sold: 81

Average Price: $314,040

Median Price: $275,000

Average Days On Market: 177
