Boulder Real Estate Market Update

The Boulder real estate market data shows that there were 10 single family homes sold and recorded this week for an average price of $649,475.00.

With a high price of $1,415,000 and a low price of $350,000 we’re still seeing activity across all price ranges. The average sales price of these 10 sold homes is 97% of the listing (asking) price. Not to shabby but with Average Days on Market (ADOM) at 126 I’m thinking there are still some sellers coming in a little high on the price when they entered the market.

Only two of these homes hit the pricing right from market entry and they were both in the lower end of the price spectrum. The Boulder real estate in the 80305 zip at 455 S. 43rd entered at $350k and was under contract in three days and closed on the 12th. 3825 Elmhurst hit the market at about $390k and still got a contract within 7 days and closed the sale on the 11th of December at $381,500.

For a snowy and cold week and being just shy of the Christmas / New Year holiday I’m glad to see these 10 close considering how jicky everyone seems to be acting (or should I say, over-reacting) to the media hype about the mortgage meltdown.

With 336 homes for sale in Boulder today at an average price of $946,218 there’s still plenty out there for you if you’re thinking about getting active as a buyer. 66 of those are already under contract though so if you see something you like, it might be wise to get over there and take a look now.
