Boulder Real Estate Market Interim Update

When I pulled the Boulder sold real estate stats for January 2010, we were only a couple days into February 2010.

What was interesting to me about the additional data is that a few days later, there were more high-priced homes on record as sold.

Back on the 3rd of February, there were only 27 homes showing as sold. On the 12th or so, there were two more. The two additional sold homes kicked up the average price of sold homes in Boulder by almost $50,000.

This is a dramatic increase from previous months, whichever set of date for January you look at today.

We were hovering at just about $700,000 for the average price of all sold homes in December 2009, and if we jump back to October 2009, the average sold price for single family homes in Boulder was in the middle $600’s.

The trend I’m seeing is that more high-priced homes. Six of the 27 homes that sold in January 2010 were over $1 million, one of those six was $2.2 million, and another of the six was sold for $4.2 million. In addition two others were in the high ‘nines’ (just under $1 million).

This is an interesting development, since the higher priced home market is the only portion of our real estate market that seems to have been stagnant recently.

I’ll be interested to see how many higher-priced homes we see sell in the coming few months.
