Boulder Real Estate February Market Update

This is your Boulder real estate market update for February 2009, which includes some comparison data from last year.

There’s been enough interest expressed for new data that I felt it was important to get this out again with monthly statistics.

We’ll switch from monthly to quarterly depending on the comments or emails indicating your interest. Month to month data comparisons aren’t always indicative of overall trends. Sometimes buyers simply buy more of a certain price range in a given month, which can be considered skewed data by some. Comparisons from quarterly reports and annual reports can sometimes be more indicative of useful trends.

Here’s what the latest sold property date in Boulder real estate looks like for February 2009.

Sold Single Family Homes (parenthetic data is Feb 2008):

Number Sold:20 (35)

Average Price: $570,773 (668,218)

Median Price: $541,000 (550,000)

Average Days On Market: 137 (124)

Sold Condos:

Number Sold: 33 (27)

Average Price: $330,140 (317,172)

Median Price: $255,000 (268,000)

Average Days On Market: 139 (103)

One thing I notice is that the ADOM for homes sold in Feb is less than Jan 2009 by about 20 days. Also, even though we’re not comparing all the data from Jan versus Feb this year, per se, it’s interesting to note that the sold prices are a little lower in Feb than Jan this year. It doesn’t mean that prices are dropping overall, it could just mean that people have bought lower priced homes in February.

You can look at the January report if you want to see that analysis.

There are 465 Boulder condos for sale right now. That’s a lot of inventory. With only 33 units sold last month, and the average time on the market exceeding four months, it’s looking like a good time for buyers in the Boulder condo market.
