Boulder Real Estate Buyers Have Fewer New Construction Options

As Boulder real estate prices continue to do well, from the perspective of sellers anyway, there are fewer options for those interested in new construction. This is especially true in and around the city of Boulder Colorado.

I’m finding that there are a lot of my buyers that are relocating from out of the area. With businesses such as Level 3 Communications acquiring smaller companies, such as Broadwing in Texas, I’m getting new people coming to town and they want to know how to get a great deal in the ‘right’ part of our area. What a loaded question. Everyone has a different idea of ‘right’ and as we know, what’s right for you might not be ‘right’ for me and vice-versa.

The biggest hurdle is getting people the right information so that they can make an informed decision for themselves. I often hear, “just tell me where the best town/neighborhood is for me”

It ain’t that easy.

Sometimes the higher local prices come as a shock, especially when buyers move from the midwest and middle southern United States. With the average price of Boulder real estate hovering around $500,000 for a single family home, many of the out of town buyers are gravitating towards the eastern Boulder County communities and beyond and sometimes that takes them to the new-home communities.

There are still many choices and buyers are finding that they sometimes will opt for more square footage and a larger lot instead of the ‘prestige’ of the Boulder address.

Then again, there’s a reason why many buyers move here. The Boulder Visitor’s Bureau has some great information that can help you consider why you may or may not want to look at the City of Boulder vs. other nearby communities.

Overall, this observation that we still see prices up, sales doing well in general and a strong demand both for pre-owned homes and new construction. Seems to me that the shake-up in the real estate community is coming from a different source.
