Boulder Peloton Condos Prices Drop

boulder peloton condosI’ve been prowling around Boulder lately working on my new neighborhood guide, touring various neighborhoods and little corners of the community watching the Boulder real estate market for signs of change. The Boulder Peloton condos are responding to one of the market changes.

Most locals that listen to the regional market news are optimistic about Boulder real estate, noticing that while the national news reports tragic downturns in many real estate markets, and yes we do see that the Boulder condo market has been a little soft for a while, since about November of 2008, Boulder County’s real estate market has been on the upswing.

If you’ve been reading my blog, you know that already.

Well, there’s some interesting news about what’s going on in a part of the Boulder condo market.

I have a direct pipeline to the people at many of the local Boulder condo projects, and the Peloton was the first to show me they’re ready to respond to market trends.

Lofts and One-Bedroom condos at the Peloton are well below the $275k price, (the lofts are barely over $225k), and with interest rates at record lows, it’s probably an outstanding time to get in on what looks to me like ‘ground floor’ pricing.

Let’s be honest, most of the country is experiencing some significant financial woes, and yet I heard that the market rallied on Friday to a point where even my father-in-law said he’s back ‘even’. He’s ready to get out of stocks and at the risk of redundancy, he’s looking hard at moving his investments into Boulder real estate.

As a retired surgeon, and successful entrepreneur, he’s one smart cookie, so maybe he’s catching on that the trend is shifting. Remember my ‘lily pond’ analogy about knowing when it’s time to strike a move? If not, give me a buzz, I’ll tell you the story about how most folks take action as a follower and miss the real play.

Here’s some new things happening at The Peloton:

Gindi Cafe is now open as of Friday for breakfast and lunch, one of the two central plaza Peloton restaurant spaces is getting a new tenant: Pizzeria Basta, which expects to start working on tenant improvement soon so that they can open by winter 2009, and in the last 30 days 8 new homes have sold at The Peloton.

The new sales center is now open at the retail plaza at 38th and Arapahoe, so go right into the heart of the action and look for Freddy, or one of the great sales pros at The Peloton, and remember to tell them you read about them in my blog.
