Boulder Colorado Willowridge Home For Sale Update

Boulder Colorado has seen a lot of crazy weather and more water than I’ve ever seen in the 35 or so years I’ve been here. Fortunately I visited a home today which is for sale, and it appears to be one of many that did NOT get flood damage.

We viewed this home to work on a virtual visit for my client. Many more photos are included in the gallery below. Please scroll to the very bottom to see all the photos!

This is a home listed by another local Boulder agent, and he represents the sellers.

I’m reviewing this home to help my buyer see more easily what it has to offer, and as a secondary effort, to help you all understand that even though the media makes it look like the entire area is flooded…

Truthfully, it’s various isolated areas around the city, and around the county of Boulder that were affected by the water. This home looks great!

While this home is very near a FEMA flood zone, as many are throughout the Boulder area, it is not within the FEMA zone, and thanks to quick thinking on the seller’s part, generators ran well to provide power and keep sump pumps running even though true flood waters apparently didn’t threaten this home, according to local residents.

The home also sits on slightly higher ground than some others in the area which I’m sure helped prevent risk.

From my tour of the home, it appears to be in very good shape, it’s well-maintained, nicely cared for, and extremely light and bright.

As a tri-level home there’s a family room a few steps down from the kitchen’s eat-in area, and then down another flight of stairs to the basement which includes a small family room, a 3/4 bathroom, a separate bedroom, and lots of storage in the unfinished portion which also houses the furnace, water heater, sumps, and a small ad hoc office area.

The garage entrance is conveniently located on the main level so it’s an easy few steps to the kitchen area, and the main level laundry and powder room (half bath) is just at the end of a short hallway from the main entrance and the garage entrance.

Beautiful wood floors, a spacious and warm entry with front living room flows into a great seating area with fireplace across the left front of the home. From that point on the left rear of the house there’s formal dining space with sliding door access to the side and back yard with a nice deck.

The formal dining connects to the kitchen to your right, with comfortable eat-in space which is visually open the the lower-level / vaulted-ceiling family room. this entire area is light and bright and well connected space.
