calmante-condoThe Superior Colorado real estate market has been one of the top three stable markets in the Boulder county area for years.

Superior was named one of the top small towns to live in by Money Magazine recently, along with Louisville Colorado, and that little bit of press, along with the upcoming ConocoPhillips facility, give us hope that we will continue to see a strong real estate market in Superior.

Here are the September 2009 statistics for sold homes in Superior, Colorado:

Superior Sold Single Family Homes September 2009 :

Number Sold: 12

Total Homes For Sale (inventory): 45

Average Sales Price: $413,983

Median Sales Price: $396,500

Average Days On Market: 95

The good news is, if you are buying, housing prices haven’t shot up in recent months, and it’s taking a little longer to get homes sold; if you are selling, or planning to sell, there’s a relatively low number of homes for sale so competition isn’t fierce right now, so ask me about tactics to get your home sold in Superior during the winter months.

Superior, and it’s primary subdivision, Rock Creek, continue to be a strong draw for folks looking to live in a well-planned suburban community that has easy access to three key elements:

1. A decent sized metro area with an international airport such as Denver.

3. Immediate access to high-quality outdoor entertainment, exercise, and lifestyle options as you can find in the Boulder county and Rocky Mountain front range area.

Total Homes For Sale (inventory): 23

Average Price: $266,912

Median Price: $179,900

Average Days On Market: 79

There were two homes in Saddle Brooke, one in The Summit, and one Calmante unit sold in September. At $500,000, the Calmante unit skews the data just a little bit for average and median prices. If we remove the Calmante home from the numbers, the average price of the remaining three sold condo/townhomes in Superior drops to $189,216.
