2011 Superior, Colorado Q1 Market Snapshot

The Superior, Colorado Economy is healthy, and rated ‘on the upswing’ by local print publications recently. With more jobs coming, and solid sales in the Rock Creek Subdivision of Superior, I’m bullish on this real estate market.

Oh and for you investors, the rental market for homes in Superior is quite strong. As an Example a 2000 foot four-bedroom home in phase two (south of Coalton Road) is renting for about $1850.00 per month. Another home in the area, a basic 3/2 configuration is fetching about $1600.00 to $1650.00.

Superior Sold Single Family Homes Q1 2011:

Number Sold: 15

Average Sales Price: $ 407,746 (higher than Louisville!)

Median Sales Price: $ 395,000 (also higher than Louisville)

Average Days On Market: 103

(historically longer than I remember the ADOM typically being for Rock Creek/Superior. Perhaps folks are over-pricing their homes when they enter the market? A disastrous move. I know of a couple up on or near Torreys Peak which have languished due to over-pricing, and seller’s unwillingness to take essential steps in today’s market to make their homes appealing to the most buyers possible)

Superior Sold Condos Q1 2011 :

Number Sold: 7

Average Price: $ 213,400

Median Price: $ 223,000

Average Days On Market: 109 (shorter than Louisville, but generally longer than I’d like to see)
