The Peloton Boulder Still Going Strong
I got an email recently from a person thinking about buying a condo in Boulder. She had stopped in at the Peloton sales office on Arapahoe. With her sister and brother in-law in tow, she wanted a personal tour of the project. She and her family came away a little disappointed, and it was unfortunate that this happened.
This caused some confusion with these buyers about whether or not the Peloton project is doing well. Read more
Does Fecal Matter In Your Boulder Real Estate Part Deux
I’m in a seminar given my Mark Williams from Boulder County Public Health today, (8/8/8) learning more about the current status of the 14,307 Septic systems in Boulder county.
As part of the Boulder County SepticSmart Program, and following several years of public input, the Boulder County Board of Health adopted a property transfer regulation in February 2008 that will go into effect on September 1, 2008. The regulation requires that all homes in Boulder County have an adequately operating and approved septic system at the time of sale or purchase of the home, or a written agreement that the buyer will make any needed repairs within one year of the closing. Cathedral Ceilings May Be Real Estate Trend Of The Past
I got another tip from one of my friends in Seattle about a real estate trend. The emphasis now in real estate preferences is away from the soaring ceilings we’ve been used to seeing over the last decade or two according to a recent Wall Street Journal article.
There may be a variety of reasons for this change. For one, many home buyers are looking at these hard-to-clean two story rooms as wasted space. Read more

Does Boulder Real Estate Have Radon In Granite Counters?
I don’t know if you’re concerned about radon, or if you have concern about issues in New York, but a recent Sunday New York Times article was forwarded to me from a friend in Seattle last week that you might find interesting. It outlines some surprising accounts of Radon Gas emissions coming from Granite Counters in a Lake George, N.Y. home.
A woman from Teaneck, N.J., planning on purchasing the home did a very common thing, and had a radon gas test performed during a typical home inspection. What’s not clear from the story is why she didn’t have the inspection done prior to purchasing the home. Read more

Durango Real Estate VS Boulder Real Estate
People often comment about the high price of Boulder real estate. Have you heard that Durango real estate (that’s Durango Colorado, which is another booming Colorado town) is also pricey and many ‘average’ people can’t afford to buy real estate there either? Boulder Recycling Efforts May Be Stalled by Wild Animals
In an effort to take the , reduce, reuse, recycle, mantra one step further, the city of Boulder has been working on plans to provide service for curbside composting. I’m all for composting and it’s a natural next step in working towards reducing landfill waste. If you think that you’re already maximizing what you can do to reduce your impact, such as recycling, the other logical task is to stop dumping organic waste into your trash.
Even in my own home, we’re contemplating ways to work on better efforts to compost. Now that we recycle almost everything we can and certainly everything that the curbside pickup allows us to include, it’s time to expand. Read more
Green Building Claims Are Sometimes Green Washing
You may have noticed that practically every real estate product being advertised these days is promoted as ‘green’ in one form or another. While there are some specific terms that are useful such as Built Green, LEED Certified, and even something calls a HERS Rating, it can be very difficult to clearly identify what makes a property ‘green’.
“Green Washing” is a term that we’re hearing more lately. It refers to the practice of labeling a product as environmentally friendly, green, or sustainable without the product really having any verifiable substance in matters of ‘green’. Let’s say for instance Read more
Low Flow Toilets In Green Real Estate

Fannie Mae and Freddie Mac May Get Support From Feds
The Federal Reserve Board of Governors met yesterday in Washington and agreed to let the New York Fed have final authority to lend to Fannie and Freddie if it proved necessary. Since the Bear Stearns deal with J.P. Morgan gave many people the idea that government-engineered bailouts are the order of the day, this has some folks paying close attention.
Current news this A.M. from several sources seems to indicate that this is good news for a troubled national economy as both the national real estate market and wall street are feeling major shake-ups lately. Read more

Lafayette Colorado June Home Sales
In June 2008, 28 single-family homes were sold in Lafayette, Colorado.
The high price was $760,000 for a home at 2494 Ginny and the low price was $215,000 for a home at 700 Brome. These are sold homes marketed and listed for sale by Realtors who market their homes in the IRES MLS system. All my data comes from this resource.
The average price of the homes sold in June 2008 for Lafayette, CO was $371,432. The median price was $346,000, and the average days on the market for these 28 homes was 92. When you compare the sold data from Superior and Louisville, it looks like it took a fair bit longer, on average, to get a home sold in Lafayette compared to those two towns.
